Location, Location, Location

What does it really mean?

It’s the real estate agents’ mantra: location, location, location. You’ve certainly heard the phrase enough and may wonder what possesses agents to say it three times. Or you might think it pertains to three different types of locations — perhaps an excellent location, a mediocre location and a lousy location.

I’ll put your mind at ease. It means identical properties can increase or decrease in value due to location. It’s repeated three times for emphasis, and so you will remember the phrase. It’s the number one rule in real estate, and it’s often the most overlooked rule according to Elizabeth Weintraub from About.com Guide.

So how do we rate in the location, location, location stakes?

Fingal Bay Spit

Fingal Bay Spit - Where the Bl**dy Hell are you!

Lets start with Fingal Bay Holiday Park.  Located in Fingal Bay (location #1). Situated directly across the road from one of Port Stephens premier beaches - Fingal Bay Beach.  Patrolled, surfable, safe kiddies corner for swimming and famous for the place where Lara Bingles uttered her iconic words “Where the Bl*#dy H#ll are you?” (location #2). Surrounded by National Park yet close to shops and clubs. (location #3)  Looking good to me, what do you think?

Shoal Bay Beach - Port Stephens

Shoal Bay Holiday Park – Directly across the road from spectacular Shoal Bay Beach, what more can I say, (location #1 & #2 – yes it’s that good).

Within walking distance to some of Port Stephens premier cafes, restaurants, pubs and boutiques in the Shoal Bay Village. (location #3)

Access path to Shoal Bay Beach from Halifax Holiday Park

Halifax Holiday Park – So if you are surround by direct access to not one but two fantastic beaches does that count as one or two, well lets say location #1 for backing onto Shoal Bay Beach and Little Beach. Can we add a star for also being on Halifax Point which is one of the premier dive locations, some say in Australia.  Location #2 having a boat ramp and boat/trailer parking adjacent to the park, and location #3 the park is  within walking distance of Nelson Bay CBD, d’albora Marina and all the beaches along the way.

Campsites at Soldiers Point Holiday Park

Soldiers Point Holiday Park- So some might think that the drive 10 minutes in the opposite direction to Nelson Bay is not the way to go, but most will tell you that’s it’s worth the drive out to Soldiers Point, no visa necessary! Once again direct access to the calm water beaches of Soldiers Point and adjacent to Soldiers Point Marina – recently voted Australian Marina of the year 2011 (location #1)  Privy to the most beautiful sunsets over the water from Sunset Beach (location #2).  Quite and secluded and away from the hussle and bustle of Nelson Bay but still within 10 minutes drive. (location #3)

What do you think – can we use Location, Location ,Location?  We think so…..

We believe that best friends should stay together…visit our dog friendly parks in Port Stephens

Did you know that all Port Stephens Beachside Holiday Parks are dog friendly…… Obviously we don’t want to turn the place into a kennel but we do understand that some of you just can’t bare to leave your best friend at home, others may just shudder at the thought of Fido leaping around the car and dribbling all over the kids…. However you feel, it’s great to know you have a choice.

There are certain restrictions that we put in place to preserve the balance for all visitors.  Dogs are only permitted at the park when you are staying in your own tent or van, so no matter how well behaved Fido is he won’t be allowed to stay in one of our cabins or villas……I know he can probably picture himself stretched out on the balcony while Mum & Dad enjoy cheese and a wine but I’m sure that Fido will enjoy his tent or van just as much as long as he’s with Mum and Dad!!

If you are wanting to book in with a pet here are the rules to follow that will keep everyone happy.

  1. Dogs are only allowed when staying in your own Van or Tent.
  2. Dogs are not permitted  in the Park during peak periods  - This is due to the large volumes of people and kids that are around the park during this time.
  3. Dogs need to have the approval of the Park Manager. – No dangerous breeds will be allowed at any time and approval will have to be given by the Park Manager so please advise of the breed and size of your dog when making your booking.
  4. Dogs need to be kept on a lead and  under control at all times.
  5. Dogs are not permitted around the childrens play areas or in the pool area.
  6. All dogie dos are the responsibility of the owners and must be cleaned up immediately.
  7. Dogs are not to be left unattended in your van or tent at anytime.

So if your best friend likes to swim in the water, run on the beach and sleep all day I’m sure he or she will have a perfect holiday in one of the Port Stephens Beachside Holiday Parks.  If you would like some more information please give one the parks a ring and they will be happy to discuss your options.

*If you have a Companion or Guide Dog the rules are slightly different so you will need to phone the park directly and discuss your specific needs. All our properties have assisted living cabins that are fitted out to industry specs that will hopefully suit your needs.

Things to note:
There are certain off lead and dog friendly beaches in the area.  For more information on these click here.  It’s also wise to take note of the various fines that can be issued to dog owners under the NSW local Government  more details.

Hopefully you won’t need the services of a local vet but if you do here are some that are close to our parks.
Salamander Bay Vet - 168 Salamander Way – Salamander Bay – Ph: 4982 7492
Noah’s Ark Veterinary Services-  Shop 1/55 Donals Street Nelson Bay – Ph: 4981 1033
Shoal Bay Veterinary Clinic – 121 Shoal Bay Road, Shola Bay – Ph: 4981 2417

Pillow Talk…we’ll also add in the linen and towels as well!

There’s nothing worse than having to load up the car with pillows, linen and towels just because you’re staying in a Holiday or Caravan Park, particularly if you already have a car full of kids! After all you’ve got to make sure there’s room for the surf board, bikes and beach toys.

At all the Port Stephens Beachside Holiday Parks we supply pillows, linen & towels in our cabin and villa accommodation so you don’t have to and what’s more we don’t charge you extra for them. We even make up the main beds for you ready to snuggle into for your well earned rest. Of course feel free to bring your “special” pillow if you have one just don’t forget to take it home with you.

* Please note: there is just one exception – The Safari Bungalows at Shoal Bay Holiday Park (tents on legs) don’t supply linen, towels or pillows you need to bring your own. I guess we don’t want to take away the whole camping experience, when you stay in a Safari Bungalow we like to class it as “Glamping” rather than camping!!
